Some Recreio Real Estate Cheaper Than in Rio’s North Zone Neighborhoods
RIO DE JANEIRO, BRAZIL – Many believe that because it is located just after exclusive Barra da Tijuca, Recreio dos Bandeirantes, also in Rio de Janeiro’s West Zone, has high real estate prices directly associated with those of its closest neighborhood. This is not the case.

In fact, there are several properties in Recreio with similar prices, or even cheaper than in neighborhoods located in the North Zone of Rio de Janeiro, where there is less safety.
In comparison using practical examples, in the Nova Barra Condominium, on Avenida das Américas, an excellent duplex house of 214m² of useful area, with 4 bedrooms (two suites), two parking spaces and pool, costs R$1,250,000. In Vila da Penha, on Rua Alice Tibiriçá, a 118m² house, with the same 4 bedrooms, 5 parking spaces, but no pool, sells for R$1,350,000.
In Rua José Mindlin, located in Recreio behind the former Prezunic grocery and next to the Clube de Futebol do Zico (CFZ), a duplex penthouse with 190m ², 4 bedrooms (all suites), with two parking spaces, is going for R$810.000. In Vista Alegre, the neighborhood next to Vila da Penha, a 160m² linear house on ‘Avenida São Félix’, with 3 bedrooms and 3 parking spaces, costs R$1,200,000.
It is ‘common sense’ to think that in more ‘exquisite’ neighborhoods there are more expensive properties than in more humble areas. But this is not always the case, and these two examples show this.
“Recreio has been much sought after by residents of the North Zone, of neighborhoods such as Vila da Penha, Vista Alegre, Irajá. Recreio is much safer than these neighborhoods and has properties for equivalent prices. Not to mention the projection of the neighborhood, the well-defined blocks, natural beauty, and nightlife. There is no comparison between the cost-benefit and the quality of life of the neighborhood,” said André Toledo, partner-director of Block Imóveis.
